Located at the intersection of Van Ness Avenue and Geary Street—one of San Francisco’s busiest corridors—the Van Ness Medical Office Building (MOB) brings modern healthcare infrastructure to the city’s dense urban core.

Pankow delivered the structure through a design-build partnership with Boulder Associates and Pacific Medical Buildings. The 250,000-square-foot facility serves CPMC/Sutter departments and private medical practices.

Special seismic concrete cores

As part of its scope, Pankow built below-grade parking and advanced seismic systems for this tight-footprint project. The building features post-tensioned concrete cores engineered to self-correct during seismic events, reducing structural damage, and enhancing long-term safety.

As one of the first OSHPD 3 medical office projects in California to use lean construction principles, Van Ness MOB set a new benchmark for delivery. Pankow used 3D Building Information Modeling (BIM) to fully coordinate all trades—minimizing clashes, streamlining schedules, and ensuring smooth execution on the complex site.

Target Value Design saved $10 million

Through Target Value Design, Pankow helped reduce projected costs by more than $10 million. This collaborative, data-driven process allowed for smarter design choices, driving value throughout the project timeline.
