Innovation in Science, Resilience in Design

1951 Harbor Bay Parkway, Alameda, CA

Pankow constructed a 220,000 SF ground-up core and shell with tenant improvements for biotechnology leader Exelixis. The facility features a GFRC and glass curtain wall exterior, self-performed concrete foundation, a commercial kitchen, fitness center, conference rooms, breakout areas, and outdoor patios.

Delivered with Design-Build MEPS and advanced BIM coordination, the project overcame the challenges of pandemic-era construction and achieved an aggressive 48-month schedule. It also pioneered seismic resilience with a rocking mast/strong-back BRB system, recognized with a 2022 SEAONC Excellence in Structural Engineering Award of Merit.

Building Resilience for the Future of Science

1951 Harbor Bay Parkway embodies the intersection of science, sustainability, and structural innovation. Designed to expand the headquarters of oncology-focused Exelixis, the four-story facility supports a rapidly growing biotech workforce with flexible offices, breakout spaces, a fitness center, and outdoor patios. The design-build MEPS approach streamlined coordination and integrated tenant improvements with the base building.

The project also advances sustainability, achieving WELL certification and LEED® Gold through energy-efficient systems, water reduction strategies, renewable energy generation, and healthy materials.

A defining feature is the cutting-edge seismic design: a mast-frame system with buckling-restrained braces (BRBs) that reduces seismic drift and eliminates weak-story vulnerabilities. This innovative approach not only enhances life-safety performance but also ensures the facility’s ability to continue operations after major earthquakes. Recognized by SEAONC for structural engineering excellence, the project sets a new precedent for resilient biotech facilities.

The project achieved LEED® Gold certification and a SEAONC Award of Merit, setting a benchmark in sustainable, resilient biotechnology facilities.
