Expanding Care, Strengthening Community

Kaiser Baldwin Park Medical Office Building 2, Baldwin Park, CA

Pankow constructed a 60,000 SF medical office building with 6,000 SF of shell space to expand Kaiser Permanente’s specialty services, including orthopedics, urology/rheumatology, surgical, and ambulatory care. The facility integrates 64 exam rooms, 59 provider offices, and a distinctive public square that connects the building to the existing medical campus.

A new 300,375 SF multi-level parking structure was built adjacent to the existing garage, ensuring accessible circulation for patients and staff. Prefabricated assemblies and design-assist delivery reduced waste, noise, and on-site disruption, while sustainability measures such as dynamic glazing, drought-tolerant landscaping, and full energy modeling improved efficiency.

Designing for Experience and Performance

As the new gateway to Kaiser’s Baldwin Park campus, the two-story Medical Office Building 2 provides a patient-centered experience while addressing the realities of a tight operational site. At its heart is a new public square shaded by a distinctive canopy, where interior and exterior seating blend into a double-height lobby anchored by the “Thrive Stair.” The design fosters social engagement and wellness while seamlessly linking the building to the existing campus and community amenities such as the Farmers Market.

Prefabricated assemblies—ranging from curtain wall systems to interior framing kits—streamlined construction, reduced waste, and minimized on-site disruption. Advanced sustainability strategies, including dynamic glazing, sun studies, energy modeling, and water conservation measures, shaped a building that prioritizes comfort, efficiency, and long-term performance. The result is a facility that not only expands specialty services for patients but also strengthens Baldwin Park’s role as a hub for holistic healthcare.

The MOB achieved design excellence and cost certainty through prefab assemblies, creating a patient-focused facility.
