270 Brannan is a 202,103 SF, five- and seven-story Class A office development with one level of below-grade parking. The building’s design centers on a landscaped courtyard and glass atrium that splits the structure into two wings, creating a tranquil, light-filled environment.

The project includes extensive infrastructure coordination, from MEP modifications to neighboring buildings to Design-Build delivery of MEPFS, shoring, soil improvement, micropiles, and glazing. Sustainable features include rainwater and condensate capture, water reuse for irrigation and toilets, and energy-efficient systems that contributed to its LEED® Platinum certification, one of only 30 buildings in San Francisco to achieve this distinction.

Precision in Form and Function

270 Brannan redefines modern office architecture with its synthesis of form, function, and environmental responsibility. Developed by SKS Investments and designed by Pfau Long Architecture, the project transformed a former parking lot into a Class A workplace centered around a naturally ventilated courtyard. The signature glass atrium, a geometric masterpiece of angled panels and hidden systems, creates a light-filled gathering space that connects the two building masses.

From concept to completion, the project prioritized sustainability. LEED® Platinum-certified, 270 Brannan achieved 100% of available LEED water efficiency points, incorporating a state-of-the-art water reuse system that collects rainwater and HVAC condensation for non-potable uses. With more bicycle parking than vehicle spaces, the building supports San Francisco’s green mobility goals.

Delivered through Design-Build MEPFS, shoring, and glazing systems, Pankow ensured precision in execution despite the tight urban site and intricate atrium geometry. The result is a building that exemplifies innovation in both construction and environmental design, earning recognition as one of the city’s most sustainable and technically complex office structures.
