Preconstruction and construction services for the West Hollywood EDITION Hotel & Residences, a 441,300 SF luxury development comprising two interconnected towers — 10 and 14 stories above grade — with 190 hotel rooms, 20 luxury residences, and four subterranean parking levels. The EDITION integrates hospitality, residential, and entertainment functions within a post-tensioned concrete structure defined by minimalist design and exquisite craftsmanship.

Collaboration was at the project’s core. Pankow Builders coordinated with John Pawson Associates, Ian Schrager Co., and HKS to deliver flawless detailing in wood, stone, and glass finishes, while aligning design intent with constructability and code compliance. Spaces such as Ardor restaurant, The Roof bar, and The Sunset nightclub required close coordination between design, MEP, and culinary operations teams to meet the exacting standards of Michelin-level hospitality.

The EDITION is more than a hotel, it’s a study in material mastery and collaboration, demonstrating how technical excellence, restraint, and design intent can coexist in perfect balance.

A New Standard in Hospitality

The West Hollywood EDITION Hotel & Residences represents the intersection of artistry, craftsmanship, and construction precision. Pankow partnered with renowned developer 9040 Sunset LLC, design icon Ian Schrager, and architect John Pawson to deliver a luxury hospitality destination that epitomizes design excellence and construction mastery.

The 441,000 SF development comprises two interlinked towers , 10 and 14 stories, united by a shared design language of calm minimalism and rich materiality. The EDITION includes 190 hotel rooms, 20 luxury residences, and extensive amenities such as two rooftop pools, a full-service spa, Michelin-recognized restaurant Ardor, rooftop bar The Roof, and the subterranean nightclub Sunset. These spaces are anchored by natural light, precision detailing, and craftsmanship that elevate every guest experience.

Design execution demanded precision and discipline. The project’s interiors, defined by travertine portals, full-height oak paneling, and seamless millwork, required extensive coordination among trades to ensure the clean, monolithic aesthetic envisioned by Pawson was achieved. Pankow worked hand-in-hand with the international design team to coordinate complex tolerances, align casework with equipment and hidden systems, and maintain flawless transitions across stone, wood, and metal finishes. Blind doors, concealed lighting, and flush transitions across materials give the interiors a sculpted simplicity, a hallmark of minimalist luxury.

Pankow’s craftsmanship extended to F&B environments, including the Michelin-rated Ardor restaurant, rooftop bar, and lobby lounge. Each space was constructed with millimeter precision, integrating specialized back-of-house systems and bespoke finishes. The team collaborated closely with chefs, hospitality operators, and design consultants to ensure that every detail, from countertop penetrations to integrated chases, reflected the restaurant’s refined aesthetic while supporting operational functionality.

Technology played an equally important role in achieving immersive luxury. During construction, Pankow introduced Duggal Visual Solutions’ digital display technology, creating a wraparound light box experience for the hotel’s sales suite. The installation replicates the panoramic Sunset Boulevard view in real time, demonstrating Pankow’s ability to bridge design and innovation to enhance the guest experience.

Set within a dense, urban site, the EDITION demanded rigorous planning, adaptive logistics, and continuous collaboration with city stakeholders to mitigate disruption to neighboring residential and commercial properties. The result is a seamless, high-performance structure that captures both the precision of modern architecture and the warmth of timeless material craftsmanship.
