Pankow, in joint venture with PENTA, completed Metropolis Phase 2 Residential Tower 3, a 56-story, 853,000 SF high-rise located on Eighth Street in downtown Los Angeles. The tower includes 685 condominium units, ground-level retail, and an expansive podium-level amenity deck featuring a pool, gardens, and fitness center.
Throughout the project, Pankow led material coordination and quality assurance across international supply chains, particularly in the selection and manufacturing of interior wood flooring. The team’s factory oversight in Vietnam and Wisconsin resulted in precise veneer grading standards and consistent quality across all units, achieving luxury-level design at exceptional value.
Constructed within a dense urban site, the project demanded close coordination with other general contractors working simultaneously on adjacent towers within the Metropolis development. Pankow’s leadership in Design-Build execution and international material procurement allowed the project to achieve seamless delivery despite logistical and design challenges.
The completed tower exemplifies design excellence and material innovation, standing as a prominent addition to the Los Angeles skyline and a symbol of global collaboration in luxury high-rise construction.

Delivered as part of a joint venture with PENTA for client Greenland USA, the 56-story tower reflects Pankow’s commitment to craftsmanship, coordination, and design-driven performance at an international scale.
The design vision paired luxury and livability—combining 685 condominium residences with an integrated retail podium and rooftop amenity deck that offers panoramic views, open-air gardens, and recreation spaces. As one of Los Angeles’ tallest residential structures, the building demanded rigorous precision and planning to achieve a seamless integration of form, structure, and finish.
Pankow’s dedication to material excellence set the tone for the project’s success. Greenland sought a high-end, timeless interior aesthetic that elevated value without exceeding cost. Pankow led the international material procurement effort, traveling to Vietnam and Wisconsin to inspect and refine wood veneer production for flooring systems. The team developed a custom A–C grading protocol, trained factory personnel to match veneer finishes, and introduced a three-tier color palette system aligned to the tower’s interior design concept. This process, rooted in technical rigor and artistry, resulted in near-zero material waste and delivered flawless results that defined the project’s interior identity.
Beyond the finishes, the project’s coordination complexity required exceptional communication between global suppliers, design teams, and the client’s overseas headquarters. Pankow’s Design-Build methodology and use of lean coordination principles allowed real-time decision-making that preserved design intent while optimizing constructability and cost.
