Project Manager
| Job Scope |
| Job Scope - Independently manages construction projects from inception to completion and to do so in a manner that maintains operational excellence and assures successful execution. Project Success measures include Safety, Scope, Cost, Quality, Schedule, Customer Service, and Profitability
- Ensure the development and management of relationships with current clients over the course of executing their projects with the express purpose of building relationships that result in repeat business opportunities, both directly and through others
- Support the pursuit of new business opportunities through the creation of project schedules, estimates, work plans, etc. as assigned
- Responsible for development of personnel assigned to their project team
- Implement all office and field procedures fully and consistently on all projects

| Essential Duties |
| E Essential Duties Operations (85%) - Manage the Project Management staff assigned to their project including assigning and monitoring work assignments
- Responsible to draft subcontracts, subcontract change order’s and owner chance orders for the Senior Project Manager/ Operations Manager’s review
- Prepare project estimates, job cost setup and reporting, and monthly/quarterly project cost forecasts and gross profit analyses for review by the Senior Project Manager/Operations Manager
- Produce and update baseline project schedule
- Provide periodic (e.g., monthly) formal project updates, as determined by the Senior Project Manager/Operations Manager, to ensure that both Pankow and owners’ project goals are being met. Attend client/project meetings
- Execute good project management practices in conformance with company guidelines
- Comply with office procedures which adhere to Pankow policies for accounts payable, accounts receivable, including, but not limited to record keeping, owner and subcontractor contract management, RFI’s, submittal log, procurement log and correspondence
- Perform solid change management discipline through regular (no less than monthly), formal, written communications with the Owner that ensures that all questions/issues regarding Scope, Cost, Quality, and Schedule are properly documented
- Perform pre-construction tasks assigned by the Senior Project Manager/Operations Manager

| Business Development (10%) - Attend meetings with new potential clients and maintain relationships with existing clients on an as-needed basis as directed by the Senior Project Manager/Operations Manager
- Participate in trade/industry organizations and events as determined by the Senior Project Manager/ Operations Manager
- Provide project pursuit/proposal support (e.g., project planning, estimating, scheduling) and participate in follow-up interviews as required
General Management (5%) - Direct assigned Project Management staff (APMs & Interns)
- Achieve a level of employee retention for those reporting to them that is superior to construction industry averages and ensures a stable and experienced workforce
- Serve as primary manager for the Project Management staff assigned to their projects, providing mentoring and ongoing training and ensuring timely completion of annual performance reviews and goal-setting
- Participate in collateral corporate functions (i.e., committees, task forces, focus groups) as needed

Education and Experience:
- BS/BA degree, preferably in civil engineering or construction management
- Demonstrated ability to independently manage a construction project from inception to completion
- Minimum of 5 years of construction management jobsite and office experience
- Preferred expereince: Versatile self starter with project management experience on projects $500K - $10M; medical, higher education, commerical & retail; ground up, renovation and T.I.
