Pankow completed significant renovations to the public areas, the entry and atrium while the building maintained operations. Working at primarily between the hours of 6:00 pm and 6:00 am, the tenants experienced zero downtime and the building owners experienced zero revenue loss.

To bring the building up to code, Pankow installed a new fire sprinkler system throughout by removing and replacing ceiling tile, keeping office floors active. Working at night, tenants returned to an office space that was just the way they left it.

This is a full-floor tenant improvement on the top floor of 222 Sutter, a landmark 1920s office building. Pankow, in collaboration with the architect, completed design, construction, commissioning and move on a fast-track four month schedule.

Pankow sourced LEED compliant materials, critical to the fast- track nature of the project. IAQ, waste management, material verification, quality control and other critical components were managed by Pankow’s LEED Accredited Professional.

Project achieved a 99% construction waste diversion.

21-week fast-track project included complete non-structural renovation of four unique residential lower lobbies, pedestrian mall and shopping arcades in San Francisco’s Financial District.

Critical to making the 21-week schedule, Pankow managed Just-In-Time procurement and accurate coordination of complex and key design elements such as a one-of-a-kind marble fountain, pure white Thassos column cladding and custom Bocci & Borden chandeliers.

Drawing cues from William Wurster’s 1960s Modernist design, the architects chose high-end materials, timeless color palette and clean lines to upgrade the more than 70,000 square feet of interior and exterior space.

Adaptive Re-use

Originally built in the 1950s as a single-story grocery store and later remodeled in 1971 into a two-story office building, the property had fallen into severe disrepair, vandalized and stripped of all copper pipe and electrical wire.

Pankow renovated in the most cost-effective and streamlined manner to meet the end user’s firm move-in date.

Renovation included building seismic upgrade, all new mechanical, electrical, plumbing and sprinkler systems, a new elevator, new ADA compliant restrooms and building egress and new roof.

Design-build team collaboration kept work on a compressed schedule with no cost impact to the client.
