Historic Rehabilitation/Adaptive Re-use

Historic preservation and adaptive re-use of a circa 1930 Art Deco-style former department store into condominium units including penthouses, roof-top pool deck, fitness studio and ground-floor commercial space. Before interior work began, Pankow did a seismic retrofit to the building.

With its turquoise terra cotta exterior and gold leaf trim restored to a shimmer and the expressiveness of its Art Deco details brought to life, a glorious time in Los Angeles’ past is brought to life.

New structural steel and concrete brought the roof deck up six feet to create the roof-top terrace, pool deck and spa and a new structure was built for the fitness room.

Design-Build Delivery / Adaptive Re-use

The 39-story Paramount is the tallest precast concrete structure erected on the West Coast in a high seismic zone. It was built using Pankow’s innovative Precast Hybrid Moment Resistant Frame system.
Completed on time and budget, the use of the structural frame as exterior skin resulted in substantial cost savings to the owner.
Pankow preserved the façade of the historic Jessie Hotel built in 1912, restoring it and incorporating it into the structure of the new building. Our solution, by eliminating the need for any significant temporary structure, provided a cost savings which enabled adequate funding for the architectural restoration.

The 38-story Waikiki Landmark luxury condominium project incorporates two towers that are connected by four massive steel trusses at the top.

Pankow re-designed the foundation system to a mat foundation with piles resulting in a $9 million savings for the Owner.
An expansive pool, spa and recreation deck is provided at the top of the 11-story parking structure.

The 10-story Yerba Buena Lofts contains a mixture of residential lofts, live/work lofts and commercial space and four levels of parking for 181 cars.
Framing of the building is exposed cast-in-place concrete with high-tech finishes on the exterior glazing and the living spaces. This project has received an AIA Design Award and multiple awards for civic design.
