Five-story parking structure with roof-top recreational deck as part of the 35-story Allure Condominium Tower. Originally envisioned as a below-grade structure, Pankow's value analysis led to a more efficient parking design, greatly reducing construction cost.
To build the deck, Pankow used BIM to resolve the complexities of combining swimming pool, tree wells, structural beams and sloping slabs.

Exterior skin is a combination of open cable rail and precast spandrel panels, greenscreen, glass and architectural panels. Bas relief murals on each side of the garage, depicting the key mountains and mountain ranges surrounding Seattle and the Puget Sound, were created in conjunction with a sculptor carving directly into the shotcrete then stained and painted.
The five-story structure will support a newly constructed King County Bus Transit Center and is designed and constructed with a 50-year useful life.
Cupertino Square Macy’s and JC Penney Parking Structures

Project Size: JC Penney – 242,000 square feet, 654 stalls and 43,000 square feet of retail space; Macy’s – 230,000 square feet, 723 stalls
Projects were fast-tracked to meet the owner’s needs for completion before the holiday shopping rush. Macy’s TCO was achieved one month ahead of schedule and the JC Penney structure was completed in just seven months.
Vehicular and pedestrian traffic to this operating mall passed through the construction area, requiring a detailed traffic maintenance plan to ensure public safety and ease of shopper access during construction.

The structural system of this garage included the innovative precast "lite beam" that uses less concrete material yet is as strong as traditional beams, providing savings on the cost of transportation and minimizing emissions.
Eastern Columbia Parking Structure

In addition to the conversion of the landmark Eastern Columbia Building into condominiums, Pankow constructed an adjacent parking structure. The free-standing, poured-in-place structure consists of three levels of above-grade and two levels of below-grade parking.

Project challenged included its location within 20 feet of railroad tracks and underground Caltrans tunnel and facing difficult underground conditions (contaminated soil, high water table, heterogeneous fill). Design-build enabled us to streamline design duration, select the most efficient construction activities and provide creative measure to mitigate challenges.
The concrete shear wall is articulated with a dynamic pattern of reveals and form ties.
Project included the construction of two pedestrian bridges – one 180-foot span over three railroad tracks and one 80-foot span – linking garage to neighboring office and retail buildings.

Fast-track Project
The site is located less than one-half kilometer from the San Andreas fault, requiring larger design loads to handle the seismic loads. The structure utilized a shear wall lateral resisting with cast-in-place slabs supported by precast columns and beams.
The two six-story, seven-level parking structures were constructed adjacent to the Pacific Plaza office complex.

Placing the parking structure at the center of the mixed-use block and wrapping the retail and residential uses around it, not only provided convenient parking for shoppers and residents, but also mitigated the visual impact these large structures typically have in historically sensitive environments.
