2100 Franklin Street significantly repositions the existing 2101 Webster building, built by Pankow in 1985, to create the Center Twenty-One complex offering a total of 675,000 square feet of Class A office space.

A dramatic aperture, the existing tower and new building are linked by an elegant ten-story, sky lit atrium.

Environmental sustainability is incorporated into the architecture and building systems to achieve significant resource conservation and lower operating expenses.

Design-Build Delivery

This four-story, Class A office building for the Department of Public Social Services was a public-private partnership. Pankow’s design-build guarantee enabled the project’s owner to secure the bond financing required to build the project.

Pankow also did the tenant improvements including furniture systems. The entire project was completed within a 16-month schedule including the tenant improvements.

On target for LEED Gold certification, the building features reduced water fixtures, high efficiency lighting and commissioned HVAC plumbing and electrical systems. Photovoltaic panels installed on this and their adjoining parcel with generate a megawatt of solar energy.

This three-story, steel-framed office building is Pankow’s latest in a series of ongoing projects at Catellus’ Union Station Campus.

Built in the midst of Union Station’s ongoing operations, Building One demanded careful logistical planning and implementation.

Project was constructed build-to-suit for the non-profit group First 5 LA. Pankow began tenant improvement work prior to completion of core and shell to meet the end user’s critical move in date.
