Embassy Suites Towers Renovation

Pankow renovated the two existing 30+ year old towers to convert a total of 877 single-bay hotel rooms into 52 single rooms, 353 two-room suites and 16 three-room suites.

A walk on the beach, maybe not. But Pankow managed the challenges of this renovation including the parallel construction of a new retail development at the base of the towers in the densest part of 24/7 Waikiki pedestrian life.

Four Seasons Lana’i at Manele Bay

All renovation and expansion work was completed while the high-end property remained fully operational.

Multi-phased renovation was part of a $40 million re-branding to the luxury, high-quality experience of Four Seasons. Newly renovated spaces use materials that enhance the sense of luxury and quality inherent in the hotel and are carefully designed to take full advantage of the island’s natural beauty.

Unseen and unheard. Or at least with as little disruption to the guests as possible. Quite a feat when completing a major renovation on an operating luxury property. But even more challenging, construction was on a remote island with no suppliers, requiring coordination of all labor, equipment and materials to be delivered once a week by barge.

Pankow also constructed the Pavilion, a banquet, conference and entertainment center to provide state-of-the-art function space. With the addition of the Pavilion, the resort has been able to attract larger groups and win new business from incentive and corporate customers.

LEED Gold Certified

The five-star luxury hotel is located in the heart of the Beverly Hills Triangle. Inspired by Spanish Colonial Revival architecture, the building is a modern translation with plaster walls, terracotta-tiled roof with plaster columns, arches and authentic Spanish tile details.

Montage Beverly Hills earned a Gold Certification under the U.S. Green Building Council’s LEED for New Construction rating system. This is the first certified ultra-luxury hotel in Southern California for LEED for New Construction, and one of just four Gold certified hotels worldwide.

This five-star luxury hotel demanded construction of high-end custom interior finish work. Hand-painted ceilings and classically elegant furnishings provide a Spanish, Italian and Moroccan aesthetic.

Public-Private Partnership, the Montage is a prime example of city, developer, architect and builder working together. Constructed on a 2.5-acre abandoned retail site, this ambitious adaptive reuse project includes a 33,000-square-foot garden, which is the first public green space in the Golden Triangle; a 20,000-square-foot, city-owned mixed-use retail/commercial building; and a four-level, 1,000-car parking structure directly beneath the project’s footprint.
