Improving the seismic safety of this hospital under the provisions of SB1953, required extremely evasive work while keeping the hospital fully operational.

The team compiled a preconstruction work plan for every single activity, totaling more than 500 work plans, for the Owner’s approval, to facilitate communication with the staff, keep the occupants safe and critical care uninterrupted.

With such activities as saw-cutting concrete walls away from the building’s steel frame, drilling concrete for installation of rebar dowels and threaded bar anchors at the bottom of shear walls, the project demanded stringent Infection Control measures and creative scheduling to keep such functions as surgeries and neonatal units from being impacted by the work.

Pankow remodeled nine areas within the existing hospital for the relocation and consolidation of CMPC’s pediatric services at the California Campus.

The work included demolition and reconstruction of Medical Surgical private rooms, ICU, Stepdown, Heart OR, Genetic Testing, Anti and Post Partum Testing, Medical and NIV Cardiology Clinic as well as an upgrade to the existing central plant and installation of three new air handlers on rooftop platforms.

The projects were performed under five separate permits in nine locations spread throughout five floors of the hospital.

With preconstruction services that included pre-design investigations, scheduling, budgeting, value analysis and bidding along with using design-assist for MEP, Fire Alarm and Fire Sprinkler, we were able to complete this $22 million project in 14 months.

In addition to the ED renovation, Pankow also constructed $13 million of sitework improvements, including new patient parking, doctor and staff parking, new signage and installation of a 30,000 gallon diesel fuel tank.

OSHPD 3 / LEAN Construction Delivery / BIM /  Integrated Form of Agreement (IFOA)

This is one of the first OSHPD 3 projects to use a LEAN construction delivery process and Integrated Form of Agreement to create a truly collaborative team approach.

Target Value Design process has driven down the overall projected project cost by more than $10 million.

Pankow is also a Core Team member and the Structural Concrete Trade Partner for the CMPC/Sutter Health Cathedral Hill replacement hospital in San Francisco.

This project is one of first large-scale hospital projects using LEAN Construction Delivery and a phased OSHPD Submittal Process to accelerate and improve the agency approval process
