Pankow Begins Construction on New Oakland Office Building

Pasadena, August 23, 2006 - Charles Pankow Builders, Ltd. (CPBL), is constructing a new nine-story, 245,000-square-foot office building in downtown Oakland, California for Brandywine Realty Trust, one the nation’s largest full-service office real estate companies.

The project, 2100 Franklin, will be the first new Class A Downtown office building to be built in Oakland since Pankow built 555 City Center which opened in 2002. Located adjacent to the 2101 Webster building, when complete the two office buildings will be physically and functionally integrated to form “Center 21,” one of Oakland’s largest commercial office complexes. A ten-story atrium will provide light and drama in the heart of the complex. The development also includes one level of below-grade parking and 14,000 square feet of ground-level retail.

Pankow and architect, Wright Architects, are designing and building the commercial office tower to be Leadership in Energy and Environmental Design (LEED) certified. Energy conscious features include such elements as high performance building skin, variable speed fan drives/pumps, abundant natural light and overall optimized efficiency in its mechanical, electrical and plumbing systems.

The project is scheduled to be complete in late summer 2007.
